Maria Leiva

Sean from Mondo Mortgages was absolutely fantastic throughout the entire refinancing process. He was patient, knowledgeable, helpful and incredibly efficient. Sean took the time to explain everything clearly, answered all my questions and kept me updated every step of the way. He made what could have been a stressful process feel smooth and straightforward. I truly appreciated his professionalism, support and attention to detail. I would highly recommend Sean to anyone looking to refinance or needing assistance with their home loan.

This is the second time we have used Sean's mortgage broker services and each time he has surpassed expectations. My husband and I work as health care professionals in the government sector, knowing this Sean was able to provide us with the best home loan package, however the service did not end there. Sean was available to call (often outside of business hours) and helped guide us through the different steps required in property purchase for WA (our previous purchase with Sean was in NSW). We will recommend Sean to our friends and use his services again should we decide to sell/buy or refinance.

Sean did a wonderful job with getting me what I needed to get my first property. He was very thorough and knowledgeable with the options available for me. Really well done and thanks again for going the extra mile!

Frequently Asked Questions

Should I use a Mortgage Broker or go straight to my bank?

Your bank can only offer you its own products, and it has no obligation to tell you a better deal exists elsewhere. As a Mortgage Broker I am legally bound by a Best Interests Duty - a duty banks do not have to adhere to - and I compare products from a broad panel of lenders, including the majors. Many of my clients come to me after getting their bank's first offer, and it's rare that we can't find something more suitable. There's no cost to finding out either way.

If a Mortgage Broker is free, what's the catch?

There isn't one, but it's a fair question to ask. I'm paid a commission by the lender when your loan settles, and commission rates are broadly similar across lenders, so there is no incentive for me to steer you towards any particular one. What you pay the lender is the same whether you come through me or walk into a branch - the difference is that someone has compared the market for you first, and you have one person looking after the whole process.

Don't Mortgage Brokers just recommend whoever pays them the most commission?

No - and this is worth understanding, because it's the fear behind a lot of hesitation about brokers. Since 2021, Mortgage Brokers in Australia have been legally bound by a Best Interests Duty: I am required by law to act in your best interests, and to prioritise them over my own if there is ever a conflict. Banks selling you their own products have no such duty. Commission rates are also broadly consistent across lenders, so recommending the loan that suits you and recommending the loan that pays me are not conflicting.

Will a Mortgage Broker get me a better interest rate than my bank?

Often, yes - though it depends on your circumstances, and no honest broker will promise it before understanding them. What I can say is that lenders' sharpest rates are frequently reserved for new customers, that your existing bank rarely volunteers its best rate to people who don't ask, and that comparing a wide range of lenders reveals options a single bank simply cannot show you. Rate is also only part of it - loan structure, offset accounts and fees often matter as much over the life of a loan. Service levels also count for a great deal when comparing lenders.

When should I talk to a Mortgage Broker - before or after I find a property?

Before, ideally. A chat early on tells you what you can realistically borrow, which shapes where you look and saves you falling in love with a property in the wrong price bracket. It also means we can have pre-approval in place before you make an offer - which helps you move quickly and negotiate with confidence. That said, if you've already found the property, don't worry - it's not too late, it just means we move faster.

How much deposit do I need to buy a property?

Most lenders will accept a deposit of between 5 and 20 per cent of the purchase price. With 20 per cent or more you'll usually avoid 'lenders mortgage insurance' (LMI) - the one-off premium that applies to higher-ratio lending - but plenty of lenders accept smaller deposits with LMI, and eligible first home buyers and professionals can access schemes and waivers that reduce or remove it altogether. Your deposit can come from savings, a gift from family, or equity in an existing property. If you're not sure where you stand, that's a five-minute conversation.

How long does it take to get a home loan approved?

Pre-approval is usually the quick part - often within a week. Formal approval typically takes anywhere from a few days to a few weeks, depending on the lender, your circumstances and how complete the application is. Turnaround times differ enormously between lenders and change from week to week, and part of my job is knowing who is quick right now - if timing is critical for your purchase, that knowledge alone can make the difference.

What documents do I need to apply for a home loan?

For most applicants: photo ID, your two most recent pay slips, and recent statements for your bank accounts and any existing loans. Self-employed applicants usually provide tax returns and business financials instead of pay slips. I'll give you a checklist tailored to your situation and the lender's requirements, so nothing gets missed - having the paperwork right the first time is one of the simplest ways to speed up your approval.

Can I get a home loan if I'm self-employed?

Yes. Self-employed borrowers have more options than most people expect - the paperwork is just different, and some lenders handle it much better than others. Most want to see two years of financials, but there are good-quality lenders with low-doc options using bank statements or an accountant's declaration instead. This is exactly where a broker earns their keep: knowing which lender's policy fits how your income actually works, before you apply to the wrong one.

Can you help if I have bad credit or an unusual income situation?

Often, yes. A broad lender panel includes specialist lenders whose whole business is borrowers who don't fit the standard mould - past defaults, irregular income, limited credit history. Sometimes the right answer is a specialist loan now with a plan to refinance to a mainstream lender later; sometimes it's waiting a few months and strengthening your position first. Either way, you'll get an honest read on where you stand before anything goes near a lender.

How do I buy my next home before I've sold my current one?

This is one of the most common timing problems in property, and bridging finance exists for exactly this situation. The better bridging products out there base their assessment on your capacity to repay the amount you'll need to borrow once your sale has completed, rather than the larger amount you'll need in the short term, and most people only bridge for a few weeks. You can even set up a pre-approval that covers you for bridging finance that converts back to a standard loan if you end up not needing to bridge. I've written a plain-English guide to explain how it works, or you can book a chat and I'll explain exactly how it could work for you.

What happens after my loan settles - am I on my own?

No - settlement is the start of the relationship, not the end of it. I review my clients' loans at regular intervals to make sure the rate and structure are still competitive, and I'm the first phone call for anything loan-related: questions about your offset account, plans for a renovation, your next purchase, or dealing with your lender if your circumstances change. Much of my business comes from existing clients and their referrals, and that only works if the service continues long after the loan settles.

I'm looking for a Mortgage Broker on Sydney's Northern Beaches - do you only work locally?

I'm based in Newport on the Northern Beaches, and many of my clients are local - but I also have customers Australia wide and overseas. Wherever you are, everything can be done by phone, video call and email, and you deal with me directly from first chat to settlement.
